What about the following option:

Is it possible to use protected downloadable content within your extension?

What I mean:

When I'm a member and logged in I can download a specific file but when I'm a non-member or logged out I can't download this fil (not even when I copy the url and paste it into a browser).

Yes it is possible with full protection. everyone will see file link but only paid user will download it. Just like on our www.mintjoomla.com website in download section.

If you will use Cobalt as download listing, you will be able to sell files 2 different methods.

Emerald subscription that give access to group of different files.
Individual file. Just purchase one file.
Mixed.

It is like on our site, you can purchase subscription and download any Cobalt field, module, ... Or you can purchase individual field separately.

But Emerald will also work with other extensions like DOCMan. Just not so deeply integrated but do what you want.
